Colombia M investor visa: property vs direct investment

The official investor rules distinguish a 350-SMMLV property route, more than 650 SMMLV in direct investment, and later R eligibility.

Last reviewed: October 29, 2026

Real estate investment

The M investor visa page specifies real estate solely in the applicant’s name with a minimum value of 350 SMMLV, with title records and registered foreign-investment documents as prescribed. Using the 2026 SMMLV, 350 equals 612,816,750 COP. This amount is a threshold, not the total cost of an application or a guarantee of visa approval.

Foreign direct investment

The direct-investment pathway requires an amount greater than 650 SMMLV, supported by the appropriate registered investment evidence. With the 2026 SMMLV, 650 equals 1,138,088,250 COP; the rule uses “greater than” rather than “at least.”

The bridge to permanent residence

Investor status under an M visa can contribute to the accumulated-time R route after five years of qualifying status, subject to continued compliance. Buying a home does not directly grant an R visa.

Maintain the conditions

The authority asks subsequent investor applicants to show that the qualifying investment was maintained and to report material changes. Before signing any property contract for immigration purposes, obtain qualified advice about currency registration, title and visa risk.
